Why do you still need a real estate agent?
Real Estate professionals offer services that help sellers and homebuyers complete their real estate transactions in relatively quickly way with ease! Flying solo may not actually be the best option, and could cost you more than hiring a realtor! Yes, you heard correctly!
You shouldn’t discard hiring an agent just yet… and heres why:
1. Convenience & access!
A real estate agents FULL time job is to make your life easier! How do they do this? Their job is to act as a liaison between buyers and sellers. Agents have easy access to all properties listed by other agents, and they know exactly what needs to be done to get the deal closed! Heres a perfect example, let’s say you are looking to buy a home, a real estate agent will track down homes that meet your criteria, get in touch with the sellers’ agents and make appointments for you to view the homes. If you are buying on your own or selling a home on your home, you most likely WILL have to play telephone tag yourself.
Who has time for that?
2. Negotiating is a hard job, leave it to the professionals!
That puke green kitchen you don’t like… If you are working with an agent, you can express your concerns with the current owner’s wonderful (cough cough) decorating skills and rant about how much it’ll cost you to upgrade :)… Real estate agents are ALWAYS in a better position to pass this information over to the sellers agent. If you have representation, you are in a better position to negotiate a discount. Period.
Also keep in mind that, A real estate agent can also play the “bad guy” in a transaction. This simply prevents bad blood between a buyer and seller that can lead to killing a deal. Did you know that the seller can reject a potential buyer’s offer for any reason? What if this is THE house of YOUR DREAMS? The home you’ve wanted all your life? Well, you’re in luck if you have an agent by your side. A real estate agent can help by speaking UP for you in tough transactions and also smoothing things over of course! 🙂
3. Contracts are hard to handle on your own!
If you are deciding to buy or sell your current home, the offer to purchase contract is there to protect you and ensure that you are able to back out of the deal if certain conditions aren’t met. What if something terrible happened with financing? Here’s the deal, you never want to put yourself at more risk than you need too. Real estate professionals deal with these types of contacts often, they are here to help you not lose things like your hard earned deposit money on the home.
So let’s wrap this up…are people qualified to sell their own homes? Sure! But, after a recent 2016 survey done asking buyers and sellers who have done the process on their own…Buyers and sellers both stated that the real estate process isn’t as simple as many people assume!
